City View Manor

City View Manor
1107 Fifteenth Avenue SW

Here's a Connaught favorite of mine because every one of the 32 suites is a two-bedroom corner home with a wrap-around balcony. The suites are also roomy, with none less than 800 square feet, and most clocking in at almost 900. There are, indeed, city views from higher-up suites among the nine floors, mainly of the Beltline and even Nose Hill Park for north-facing suites, downtown for east-facing suites, Mount Royal for south-facing suites and the Bankview Hill/Scarboro for west-facing suites. The balconies allow 270-degree views from the corners.Half the parking here is assigned indoor common property, and half is carport-style assigned under a concrete deck around back. The basement has some storage and a games room. There's also a laundry room downstairs, but suites I've seen have in-suite laundries, likely installed by owners as an upgrade. The building was completed in 1978 and was a condominium from the beginning. Windows and doors are common property here, so future replacements are funded through the reserve savings. The Condo Plan allocates unit factors in proportion to suite sizes. I keep the Condo Plan on file.
